We manage, single family homes, condos, townhomes, most residential and commercial rentals. We do not manage short-term rental or vacation homes.
Our delinquency and eviction rates are typically very low. But in the event an eviction is needed, our property manager will reach out to our owner to inform them of such action and from that point the property manager will work with our attorney’s, and sheriff department and attend court if needed to remove the tenant on our owner’s behalf.
A notice of non-payment of rent will be issued to the tenant. If payment has not been paid by specified deadline, then further legal action will be taken in accordance with Florida landlord tenant law.
The owner can choose to pay for these additional services for the tenant or have the tenant pay for these services. This would be outlined in the tenants lease agreement.

Our Property managers handles all maintenance request and will dispatch work orders to our licensed and insured vendors. Owners do have the option to utilize their own vendors for maintenance as well.
Owner Statements are sent out with funds between the 15-20th of the month.
A minimum 12-month lease is standard.
We will make every reasonable attempt to hold the tenant responsible for all damages that they made on our owner’s properties under Florida’s Landlord Tenant Law. With the owner’s approval this can be enforced both legally and through our collections department.
The owner is responsible for paying their HOA dues on time.
