Tenants are responsible for all utility charges, unless otherwise agreed upon in writing and in advance between StoneBridge Management Group and the property owner. Tenants are responsible for changing all billing information to their name and mailing address effective with their scheduled move-in date.

No Internet to access our online portal? No problem, ask your property manager about how you can pay conveniently at any local seven eleven store, or you can mail in your payment as well.
All of our tenants can call or email our office Monday-Friday from 9AM-5PM to reach our staff live. Outside of normal office hours, call our office line for 24-hr assistance for emergencies only.
It is the owners’ discretion on if they will market their rental unit as pet friendly or not. This will be indicated on our online ads and company website if pets are allowed. If pets are accepted there is typically a one-time non-negotiable pet deposit of 250.00 per pet. It’s important to note that according to Fair Housing Laws and Regulations, pets and smokers are not protected classes in Fair Housing Laws, unless that pet is a licensed service animal. All of our properties are smoke free, if you are a smoker, please note no smoking is allowed inside our rental properties.
Rent is due on the 1st day of every month without demand, and may be paid by an e-payment (ACH) via your online tenant portal, you can also pay your rent an any local 7-Eleven stores ask your manager how and we will provide you the paperwork to pay your rent. Also you can pay your rent via a personal check, cashier’s check or money order (Payable to StoneBridge Management Group) and mail or drop if off at our offices. However, our preferred and easiest method of payment for all parties is through your online tenant portal via e-check (no cost of e-check payments).
To sign up for the ACH (e-check) payment option, the tenant portal will provide steps on how to set this up as either a one-time payment, or as reoccurring monthly payments. **Please also be sure to cancel any automatic payments if you are no longer a StoneBridge Management resident**.

Please mail a letter signed by all tenants 30 days prior to your last day in the property. This letter should include the last day you will be in the rental unit, a forwarding address and the reason for breaking your lease. There is a template of this 30 day notice to vacate can be found in our tenant resources section of our website. This letter is mandatory for all vacating tenants.
Please note that when a tenant breaks their lease, their lease stipulates they are responsible for all expenses incurred until we are able to re-lease the property. Expenses can include: the rent amount for the remainder of time until the expiration of the lease or a one-time lease breaking fee. Please contact your Property Manager for more information if necessary.
Rent from all residents is due in our StoneBridge Management office on the 1st day of each month. If rent is not received by the 5th of the month a late fee of will be associated with all late rental payments; the amount of the late fee is stipulated in the StoneBridge Management lease. Following the late fee if rent is not paid including the late fee, a 3 day notice to pay rent or vacate shall be issued along with a 25.00 notice fee. If the rent and late fee is not received by our office during such time, the final step is to begin the eviction process through the proper legal channels.
If you wish to apply, you must have made arrangements to visually inspect the property prior to application submission. The property is accepted in “AS IS” condition. For an application to considered complete the application fee of 50.00 per applicant (that’s 18yrs or older) must be paid at the time the application is submitted, if applying online upload your picture ID, copy of Social Security Card for each applicant and upload 4 most recent paystubs. The 4 paystubs is required even if applicant receives paystubs bi-weekly.
Application fees must be paid online in the amount of $50.00 per person 18 years of age and older and are NON-REFUNDABLE. No application will be processed without a paid application fee.
All parties to this arrangement upon final approval of the property manager must sign a roommate release agreement. Security Deposit will be held at StoneBridge Management Group and will not be disbursed until all tenants move of the unit. If the exiting tenants wants a refund of their portion of what was paid toward the security deposit that will need be arranged between the remaining roommates.
It depends. Tenants are required to contact their assigned Property Manager to get approval and receive a letter in writing approving the installation of dish or an additional cable outlet installation. All HOA or Condo Association rules must also be followed.
